Ice Cream Shop with Frozen Yogurt and Delivery

With a heavy heart, we have to part with our ice cream parlor/ice cream café with frozen yogurt (FroYo, Frozen Yogurt) because we will be moving outside of Germany.
There is no other frozen yogurt shop within a 3-4 km radius!
A business takeover or successor is sought. Fantastic rent of only 450 euros warm monthly in Giesing near the tram/bus station and the Giesing train station in the immediate vicinity. Ice cream, frozen yogurt, hot dog, coffee, and other drinks are also for taking away / to-go sales ( independent). Good location, regular customers, and a very large return on investment. Delivery service!!! We work with Lieferando. Unfortunately, the shop is only suitable for 1 to 2 employees and since we both have to move outside of Germany with my wife, we can no longer take care of the ice cream parlor.
The ice cream parlor has a total area of around 20 m2 and although it sounds small, everything is there. Toilet for staff, but unfortunately only 1, no toilet for the guests, but the business registration can be made very easy. Sole proprietorship, e.K. possible. There is also a basement with enough space for the rest of the inventory.
A wish for landlords would be to continue the business as an ice cream parlor unless they have another business idea with a business plan. But that can speak extra after the visit.
The transfer fee is VB on site. The price includes the complete inventory (Italian portafilter machine for coffee, frozen yogurt machine, ice cream cabinet, refrigerators, freezer, beverage refrigerator, cups, cutlery, chairs, and tables for outside (total - 16 places) so really everything is included). The regular customers and the good conditions (rent and landlord ((building cooperative)) are also included in the price. Everything is ready and you can put it into operation immediately, as it is still going well every day at the moment. Ideal for one or two people A briefing from us and initial help up to 2 weeks after handover is also included in the price (including our time and hours of helping).
